In all of the holiday craziness, I never got a chance to wish a happy birthday to Noel Halpin on December 25th. He has to be genuinely one of the nicest people I've ever had the chance to get acquainted with at Riverhead (and goodness knows that both he and his wife must have an awful lot of patience to raise both Mortgage Guy and hollywoodmic...just kidding, guys!). Hope it was a great one, and all of our best wishes for many more to come!
